Notice of Successor Trustee’s Sale On the date of May 27, 2021 at 10:00 a.m. at the front steps/main entrance of the Bear Lake County Courthouse, 7 East Center Street, Paris, Idaho 83261, Paul Echo Hawk, as Successor Trustee, will sell to the highest and best bidder, for cash or cash equivalent, lawful in the United States, all payable at the time of sale, the following described real estate, situated in Bear Lake County, State of Idaho, and described as follows: LOT 1, BLOCK 2, CANYON ESTATES FIRST ADDITION, ACCORDING TO THE OFFICIAL PLAT THEREOF, RECORDED AS INSTRUMENT NO. 176480, RECORDS OF BEAR LAKE COUNTY, IDAHO. The Successor Trustee has no knowledge of a more particular description of the above-referenced real property, but for purposes of compliance with Section 60-113, Idaho Code, the Successor Trustee has been informed that the street address of 1100 CANYON ESTATES DRIVE, BEAR LAKE COUNTY, FISH HAVEN, IDAHO 83287 is sometimes associated with said real property. Said sale will be made without covenant or warranty regarding title, possession, or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in the Deed of Trust made and entered into on November 14, 2011, by and among LORIN JOSLIN, an unmarried man, as Grantor, and FIRST IDAHO TITLE COMPANY, as Trustee, and ADVANTAGE PLUS FEDERAL CREDIT UNION, as beneficiary; said Deed of Trust having been filed of record on November 15, 2011 as instrument No. 211109, Official Records of Bear Lake County, Idaho. The balance owing as of December 8, 2020 on the obligation secured by said Deed of Trust is $321,615.52, together with any interest and advances plus foreclosure fees and costs.
