NOTICE OF TRUSTEE’S SALE The following property will be sold at public auction to the highest bidder on Monday, the 14th of December, 2020 at 11:00 a.m. at the Main Entrance of the First Judicial District Court at 135 North 100 West, Logan, UT 84321, County of Cache, by CACHE TITLE COMPANY as SUCCESSOR TRUSTEE, under a Deed of Trust made by SA FERROUS INDUSTRIES, LLC, A UTAH LIMITED LIABILITY COMPANY, TRUSTOR(S) and recorded on May 19, 2016, as Entry No. 1147532, in Book 1896, at Page 1051, in the office of the Recorder of Cache County, Utah, given to secure an indebtedness in favor of CACHE VALLEY BANK, records of Cache County, Utah, and by reason of breach of obligations secured thereby, a Notice of Default was recorded on August 11, 2020, as Entry No. 1255654, in Book 2170, at Page 1292, of said official records. Trustee will sell at public auction to the highest bidder for cash, payable in lawful money of the United States of America at the time of sale, without warranty as to title, possession or encumbrances, the following described property in the County of CACHE, State of Utah for the purpose of foreclosing a Deed of Trust executed by SA FERROUS INDUSTRIES, LLC, A UTAH LIMITED LIABILITY COMPANY, TRUSTOR(S), in favor of CACHE VALLEY BANK, BENEFICIARY covering the following real property purported to be located in Cache County at 150 North 1900 West, Logan, UT 84321 (the undersigned disclaims liability for any error in the addresses) and more particularly described as follows: The West half of Lot 5, Block 27, Plat “E” LOGAN FARM SURVEY; and being situate in the Southeast Quarter of Section 31, Township 12 North, Range 1 East of the Salt Lake Base and Meridian; LESS: Parcels to UDOT Entry No. 846336 & Logan City Entry No. 846337, records of CACHE County, Utah. Tax Parcel No. 05-060-0011 For the purpose of paying obligations secured by said Deed of Trust including fees, charges and expenses of Trustee, advances if any, under the terms of said Deed of Trust, interest thereon and the unpaid principal of the note secured by said Deed of Trust, with interest thereon as in said Note and by law provided.
